No stranger to high-pressure and fast-paced professional environments, Bianca Boey worked for more than a decade as a leading publicist in the UK entertainment industry before embarking on a career in real estate.

In her previous role as a publicist, Bianca spearheaded high-profile publicity campaigns and events for top movie studios—including Warner Bros. and 20th Century Fox—honing her ability to harmonize creative strategic marketing with sharp attention to detail. This, coupled with her natural skill for building genuine, long-lasting relationships, makes Bianca a reliable, versatile guide for clients navigating the Los Angeles real estate market.

Born in Manchester, England with Malaysian Chinese heritage, Bianca lived in London for 12 years before making the move to Los Angeles. With a deep personal understanding of the excitement and challenges of not only moving into a new home but moving to a new country or city, Bianca endeavors to take the stress out of buying, selling or renting for her clients.

Bianca relentlessly prioritizes her clients’ best interests and believes that collaboration, compassion and transparency are the key to achieving the best outcome in every transaction. William Cerqueira – Director of Residential Estates / The Agency

Specializing in luxury real estate across Beverly Hills, Hollywood Hills, and West Hollywood, William Cerqueira brings nearly a decade of real estate experience and his reputation for enthusiasm and tenacity to The Agency.

William joined The Agency team after several standout years at Keller Williams Realty — Hollywood Hills, where he quickly established himself as a dedicated and knowledgeable advocate for his clients. Priding himself on his commitment to achieving the best possible outcome for his clients, William finds few things more rewarding than making that special phone call to let a client know escrow has officially closed.

Beginning his real estate career at the height of the 2008 housing market crash, William quickly learned the importance of hard work and perseverance, setting himself apart from other agents with his resourcefulness and out-of-the-box thinking. Originally from Brazil, he earned his bachelor’s degree in Computer Science, learning vital skills that would eventually distinguish him as a tech-savvy agent in today’s increasingly competitive real estate market. Having spent several years living in New York City, and elsewhere across the globe, William is comfortable working alongside individuals from all walks of life and takes a warm and gracious approach to all whom he encounters.

Fluent in Portuguese and conversant in Spanish, when William’s not serving his clients in real estate, he enjoys spending time with his wife and son, dining out, playing ping pong, snorkeling off the coast of California, and devouring as many gripping documentaries about world issues as he can.

Rachel Guerin – Relocation Director / The Agency

Rachel joined The Agency after holding senior leadership positions at Coldwell Banker, Lyon Real Estate, and most recently, Compass. She brings almost 30 years of real estate industry experience to The Agency, including 19 years in the relocation and referral space.

Rachel specializes in lead tracking and conversion, relocation assistance, agent qualification and training and business development.

Holding the prestigious Certified Relocation Professional designation and as a long time member of Worldwide ERC as well as the Relocation Directors Council, Rachel has been involved in more than 5000 corporate moves in her career, moving executives and employees worldwide.

Rachel partners closely with corporations including Chevron, McKesson, Lockheed Martin, AbbVie Labs, Wells Fargo, Facebook, Genentech, Anheuser Busch, Gap, Hewlett Packard, Toyota, PG&E and many, many more – assisting with their relocation needs and working closely with their third party relocation management companies.

Steven Maizes – SVP of Mortgage Lending / Cross Country Mortgage

With over 20 years of experience, Steven offer concierge mortgage guidance to streamline homebuying for clients and real estate agents across the U.S. As SVP of Mortgage Lending at CrossCountry Mortgage, Steven leads a team of loan experts to provide great rates and superior customer service to guide his clients through the “Mortgage MAIZE”, as the official mortgage partner of The Agency.

Through a thorough, practical, and proactive approach to home financing, Steven meticulously shepherds client’s custom-tailored loan to a successful conclusion – helping them to meet their needs now and for the long run.

Steven’s approach to homebuying has shown to be successful time and time again by putting his additional real estate expertise and competitive edge to work. A Yale Law graduate, former real estate attorney, and All-American basketball player at Wesleyan University, Steven has been recognized by L.A. Magazine’s 2022 Mortgage All-Star award and Mortgage Executive Magazine’s Top 1% of Mortgage Originators in America list each of the last 10 years. Steven has been featured on CBS Evening News, L.A. Times, Washington Post, and as a guest real estate lecturer at the University of Southern California Law School.
